We’re excited to host you and want to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.
🌊 Important Information 🌊
➖ Rental Agreement: By attending the property, you agree to the terms outlined in the short-term rental agreement, which will be sent for Signing.
➖ Location Note: This property is on a private road near a coastal main road, which may result in some daytime road noise.
➖ Beach House Layout: As a traditional beach house, the upstairs and downstairs areas are accessible only via external side stairs.
➖ Identification Verification: Booker must complete ID verification, and provide a photo of their ID and a selfie on onbooking.
➖ Minut Sensors: Minut sensors are installed inside and outside the property. They are not cameras and do not record conversations or sound. They monitor noise/decibel levels, occupancy levels, and odour/air quality.
➖ Guest Numbers: The number of guests at the property must strictly match the number of guests shown on the booking at all times. If occupancy exceeds the number of guests confirmed on the booking, a $200 charge per unapproved guest will apply.
➖ Bedding, Linen and Towel Use: To make the property more affordable for bookings under the full 20-guest rate, pricing is based on guest numbers. If your booking is for fewer than 8 guests, only the bedding, linen and towels needed for the number of guests booked should be used. Use of additional bedding, linen or towels will incur a $60 fee per bed.

To maintain a welcoming and safe environment, please follow these guidelines:

➖ The person booking must be part of the travelling party. Where a business books on behalf of their workers, we request that the worker in charge be added to the booking.
➖ All guests (including children and infants) must be included in the booking. No unregistered guests are allowed.
➖ Provide ID verification, a profile photo, and a short description of your stay when booking.
➖ All guests, including children and infants, must be included on the booking. No unregistered guests are permitted to attend or stay at the property at any time.
➖ If you would like to add extra guests before your stay, this must be arranged through the platform you booked with or directly with us before arrival.

➖ Minut Sensors: Minut sensors are installed inside and outside the property. They are not cameras and do not record conversations or sound. They monitor noise, occupancy, and air quality levels.
➖ Guest Numbers: The number of guests at the property must match the number of guests on the booking at all times.
➖ Adding Extra Guests: If you would like to add extra guests before your stay, this must be arranged before arrival. A $60 fee per additional guest applies, which covers linen and towels.
➖ Unapproved Guests: If extra guests are found at the property without prior approval, a $200 charge per unapproved guest will apply and may result in immediate eviction without refund.
➖ Bedding Use: To help keep the property more affordable for smaller groups, bookings are priced by guest number rather than charging every stay at the full 20-guest rate. If your booking is for fewer than 8 guests, only the bedding needed for the number of guests booked should be used. Use of additional bedding, including linen or towels, will incur a $60 fee per bed.
➖ Noise Monitoring: Quiet hours are from 10:00 PM to 8:00 AM. If noise or occupancy levels become unreasonable after 10:00 PM, Minut will send an automated message during your stay. 3 messages for noise will result in immediate eviction with no refund.
➖ Smoking, Drugs and Strong Odours: Smoking, illegal drugs, and strong aromatic foods are not permitted where they create unreasonable odours at the property. Please note that Minut sensors monitor air quality and may pick up smoke, drug odours, and strong food smells.
➖ Any tampering with, covering, removing, disconnecting, or interfering with a Minut sensor during your stay will result in immediate eviction with no refund.
Check-In and Check-Out Procedure:
➖ Conduct a walkthrough upon arrival and report any damage or issues immediately. Unreported damages will be deemed the guest's responsibility at the end of the stay.
➖ Check-in time is 3:00 PM. During peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
➖ Check-Out Time: 10:00 AM. Late check-outs must be arranged 72 hours in advance to avoid additional charges.
➖ Lost Items: If you leave items behind, we can mail them back for a small fee.
Cancellations & Insurance:
➖ The cancellation policy is strict. We recommend securing travel insurance to protect yourself in the event of a cancellation.

➖ Quiet hours are from 10:00 PM to 8:00 AM. Avoid excessive noise and disturbances to neighbours.
🌊 Cleanliness & Damage 🌊
➖ Report any unsatisfactory cleaning or issues on arrival so we can address them promptly.
➖ Guests are responsible for damages caused during their stay.
➖ The Guest must give us 24 hours, as well as reasonable access to the property, to fix any damage or attend to uncleaned reports. Please provide photos for our reference, or will be dismissed.
🌊 Hair Bleach, Fake Tans, and Product Use 🌊
➖ Product Restrictions: The use of hair bleach, fake tans, or any similar products that may stain or damage property is strictly prohibited on the premises. These products can permanently damage bedding, towels, and other fabrics.
➖ Damage Responsibility: If hair bleach, fake tan, or any such products are used on the property and result in damage to towels, bedding, or other fabrics, the guest will be held responsible for the cost of repair or replacement.

➖ Avoid cooking with strong aromatic or spiced ingredients that may leave lingering odours. A $200 cleaning fee applies for odour removal.
🌊 Coffee Machine Use 🌊
➖ Please do not put instant coffee in the coffee machines.
➖ Do not disassemble the coffee machines under any circumstances.
➖ In the event the main coffee machine is out of use due to guest damage, a spare pod machine will be installed in its place.
🌊 Keys and Alarm Remotes 🌊
➖ Lost keys or damaged: Guests are responsible for the labour and parts costs incurred if a locksmith is required to replace lost/Damaged keys or alarm remotes.
➖ All keys and alarm remotes must be returned to their original spots before check-out to avoid additional charges.

Guests must leave the house in a reasonably clean condition:
➖ Ensure all kids' games are packed up and put away neatly.
➖ Return any decor or furniture to its original place.
➖ Any unplugged electrical items, such as the TV, soundbar, or bedside lamps, must be plugged back in before departure.
➖ Ensure all cookware, cutlery, glasses, and plates are appropriately placed on the correct floors. These items have been colour-coded for easy identification where possible.
➖ The games room is packed away with everything in its appropriate location.
➖ Dispose of excessive rubbish appropriately. Please take the excessive rubbish with you.
Please note: Failure to leave the house in a reasonable and respectful way may forfeit your damage deposit.

1. Sauna
➖ Towels: Guests must use dry towels to sit on in the sauna for hygiene purposes.
➖ Time Limits: Time limits will be based on individual comfort. It is your responsibility to determine what you can safely tolerate.
➖ Max Capacity: Follow the maximum capacity guidelines for your safety.
➖ No Glass or Metal Drink Containers: Drinks are allowed, but please ensure they are in non-glass or metal containers for safety.
➖ Pregnancy & Health Concerns: If you are pregnant or have any health conditions, please refrain from using the sauna.
➖ Supervision: Under no circumstances is anyone under the age of 18 allowed in the sauna without direct adult supervision. Those under the age of 12 are prohibited from entering the sauna for safety.
➖ Turn Off: Please ensure the sauna is turned off after use.
2. Spas
➖ To be Green, the right Spa is always ready for use; the left spa we need to be told 24 hours before to get the spa to your desired temperature.
➖ Shower Before Use: You must shower with soap before using the spa. Fake tans, oils, lotions, and any other substances can dirty the spa and impact its cleanliness and functionality.
➖ Time Limits: Time limits will be based on individual comfort. It is your responsibility to determine what you can safely tolerate.
➖ Max Capacity: Right dark blue spa: Max capacity is 6 people. Left blue spa: Max capacity is 5 people.
➖ No Glass & No Food: Drinks are allowed, but please ensure they are in non-glass containers for safety. No food is allowed in or around the spa.
➖ Spa Cover: After each use, please ensure the cover is put back on the spa. This helps the spa heat up and prevents it from cooling down.
➖ Responsibility for Damage: If the spa is damaged in any way, the guest will be responsible for the repair or replacement costs.
➖ Maintenance Costs: If the spa is left in an unreasonable condition after use and requires a technician to be called for maintenance, the guest will be responsible for all associated maintenance costs.
➖ Pregnancy & Health Concerns: If you are pregnant or have any health conditions, please refrain from using the spa.
➖ Supervision: Under no circumstances is anyone under the age of 18 allowed in the spa without direct adult supervision. Under 12 is prohibited.
➖ Sanitiser: Every time you leave the spa, the guest must add sanitiser as directed in the house manual.

3. BBQ, Smoker, & Pizza Oven
➖ Clean after use. A $250 fee applies for uncleaned equipment.
➖ Gas bottles: We supply gas bottles. In the event you find a gas bottle empty, please go across the road and change it over to a new one, send the receipt, and we will refund you.
➖ Smoker Pellets: Please advise beforehand if you intend to use the smoker, to confirm that pellets are refilled. Do not cook directly on the Grill.
4. Fire Pits
➖ Bio-ethanol firepit - Use only the fuels we supply. Bioethanol fuel must be purchased for use. To ensure fuel is available, please contact us at least one week before your booking.
➖ Backyard Firepit - Do not remove sand or rocks from the firepit area. Do not leave it unattended overnight as the area is bushfire-prone. We supply wood for the fire pit.
5. Games Room
➖ Adult Supervision at all times, and we ask adults to make sure children handle games carefully and properly. The storeroom is off-limits.
➖ All guests must read the house manual before entering the games room,
➖ We require a message to be sent to us confirming you have read the game room rules, as well as all your other guests.
➖ Any Damage in this room, and you will be held completely liable for repairs or replacement.
➖ Kids under the age of 12 must be supervised at all times in the games room.
➖ The games room is not an area of living and does have CCTV to protect the equipment and security of the property.
6. Trampoline & Swings:
➖ Use at your own risk; we accept no liability in the event of an injury. Shoes are not allowed on the trampoline.
7. EV charger
➖ We provide an EV charger at the property. If there is sunlight, it's free; if you would like to use it at night, it's charged at 0.50 cents per kw.
➖ Please let us know in advance, as the EV charger is off unless activated.
🌊 Safety & Security 🌊
➖ Alarm System: Instructions will be provided for easy use during your stay.
➖ CCTV: Cameras are installed for security on the property and your safety. Tampering with them will result in a $200 fee, plus technician costs. CCTV is installed on the outside of the property and in the game rooms.
➖ Children: Upstairs balcony railings are horizontal and easily climbable. Parents must supervise toddlers and young children.
🌊 Security Deposit (Damage & Respect Deposit) 🌊
➖ A security deposit applies to all bookings. ($500)
➖ Our goal is not to take it. We ask guests to treat the home with the same care and respect they would their own. If you do, the deposit is returned in full.
➖ Accidental damage must be reported immediately. We understand accidents happen, and when damage is reported promptly, we’ll assess it fairly.
➖ Unreported damage discovered after checkout will result in full security deposit forfeiture, in addition to any repair or replacement costs.
❌ Spa Misuse – Full Security Deposit Forfeiture Applies - If the spa is left in an unreasonable, unsanitary, damaged, or contaminated condition for any reason caused by guest use or misuse, the full security deposit is forfeited.
This includes, but is not limited to:
➖ Murky or cloudy water
➖ External rubbish, waste, or foreign objects in the spa
➖ Chemical imbalance or excessive foaming caused by misuse
➖ Failure to shower or rinse before entering the spa
➖ Entering the spa with fake tan, oils, lotions, sunscreen, perfumes, or similar products
➖ Food or drink contamination
➖ Damage to spa equipment, filters, covers, or surfaces
➖ Any situation where the spa must be drained, refilled, or professionally remediated due to guest use
❌ Odour remediation is required, including ozone treatment and additional remediation time. This includes:
➖ Fish smells
➖ Unreasonable smells left in fridges/freezers
➖ Strong spice or aromatic cooking smells
➖ Smoke, vapour, pet, or bodily odours that linger after checkout
➖ Please note: Smells cannot be photographed, and we cannot provide photos for odour-related deductions.

❌ Security Deposit Deductions & Guest Liability - The Security Deposit may be applied in part or in full toward costs arising from guest damage or breaches of the house rules. The deposit is not a cap on liability. This includes, but is not limited to:

➖ Missing items or unauthorised removal of property items
➖ Excess cleaning or leaving the property in a disrespectful condition

➖ If the cost to repair, replace, or remediate exceeds the Security Deposit, the guest remains fully liable for the balance.

🌊 Shared-Amenity Booking Rules 🌊
➖ Some SKYES Beach House listings are private full-property bookings, while others are level-only bookings with shared access to selected property amenities.
➖ If you have booked an upstairs accommodation with shared amenities, you have private use of the upstairs accommodation, your own private entrance, the front upper deck, and the upstairs back deck.
➖ If you have booked a downstairs accommodation with shared amenities, you have private use of the downstairs accommodation, your own private entrance, and the downstairs back deck.
➖ Shared amenities may include the outdoor areas, spas, sauna, games room, BBQ, smoker, pizza oven, fire pits, trampoline, swings, and other shared property features included with your booking.
➖ If another guest group is booked into the other level of the home, all shared amenities must be used respectfully, fairly, and considerately by both guest groups.
➖ Shared amenities must be left clean, safe, and ready for the next guest group after each use.
➖ Noise must be kept respectful at all times, especially when another guest group is staying on the other level of the home.
➖ Each guest group must only use their allocated private accommodation, private entrance, and private deck areas.
➖ Guests must not enter the other level, private deck area, or private accommodation space allocated to another guest group.
🌊 Pets for Shared-Amenity Bookings 🌊
➖ Pets are welcome only where the specific booking allows pets.
➖ If another guest group is staying on the other level of the home, pets must remain on the private deck area allocated to your booking while at the property.
➖ If guests leave the property while another guest group is staying, pets must remain secured on the private deck area allocated to your booking.
➖ Pets must be kept on leash at all times in shared or common areas.
➖ Pets must not enter the other guest group’s private accommodation, private entrance area, or private deck area.
➖ Pet faeces must be cleaned up immediately and before check-out.
➖ Guests are responsible for any damage, cleaning, odour, noise, or disturbance caused by pets during the stay.

Cancellation Policy
Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.
