The space
Skye’s Beach House Story
Scott always dreamed of having a beach house by the water, somewhere created for coastal escapes, good memories and time with the people who matter most. During the renovations, his loyal dog Skye was always by his side, often sitting on the balcony with the ocean view in front of her. Malua Bay became one of Skye’s favourite places, and that is how Skye’s Beach House came to be.

Best of the Bay at Skyes Beach House’ Stay
Great property, full of amenities. Walking distance from beach. Had something for each age group. We were a group of 14 including 6 kids. All enjoyed. Arcade, games kept kids busy while we enjoyed the fire pit. Very tastefully and thoughtfully planned. Great hosts. Definitely more than 5 stars

We stayed 17-19 July 2026. So practically this is the latest review. We had group of 4 families - 14 guests. All are happy from the stay. Scott is a great host. Always available & quick response. Property is actually better than photos. Amenities, gaming room, multiple sitting areas, fire pit area etc. all immaculately presented. Attentive to our requests and ensure we enjoyed the stay. Definitely more than 5 stars.

We stayed at this house to celebrate my dad’s 70th birthday, and it was perfect for a big family getaway. My siblings, in-laws, nieces and nephews were all under one roof, and there was plenty of space for everyone to relax comfortably. The facilities were great and kept everyone entertained throughout the stay. It was also a short walk to the beach, which was a nice bonus. Scott was a great host—friendly, responsive, and easy to deal with. Overall, a great spot for family gatherings.

Perfect multi-generation stay
Excellent property for three generations to come together and celebrate a milestone event. The downstairs layout worked particularly well for elderly parents using walkers, and the kids loved the games room and activities, especially toasting marshmallows around the fire pit. There’s so much to enjoy across the property and our only regret was not staying longer. Scott was extremely responsive throughout and quick to arrange a repair when we reported an issue during our stay. We would absolutely stay again and highly recommend it to others.

Incredibly accomodating, great location.
This place is a must stay for any group or family. It has a bit of everything for everyone and the location is surreal. Scott was also incredibly accomodating to our needs and I could not give him higher praise for the way the house presented itself and how he helped us with any issues that arose. Would 100% recommend this place as your next holiday getaway!

Best of the Bay at Skyes Beach House’ Stay
Great property, full of amenities. Walking distance from beach. Had something for each age group. We were a group of 14 including 6 kids. All enjoyed. Arcade, games kept kids busy while we enjoyed the fire pit. Very tastefully and thoughtfully planned. Great hosts. Definitely more than 5 stars

We stayed 17-19 July 2026. So practically this is the latest review. We had group of 4 families - 14 guests. All are happy from the stay. Scott is a great host. Always available & quick response. Property is actually better than photos. Amenities, gaming room, multiple sitting areas, fire pit area etc. all immaculately presented. Attentive to our requests and ensure we enjoyed the stay. Definitely more than 5 stars.

We stayed at this house to celebrate my dad’s 70th birthday, and it was perfect for a big family getaway. My siblings, in-laws, nieces and nephews were all under one roof, and there was plenty of space for everyone to relax comfortably. The facilities were great and kept everyone entertained throughout the stay. It was also a short walk to the beach, which was a nice bonus. Scott was a great host—friendly, responsive, and easy to deal with. Overall, a great spot for family gatherings.

Excellent property for three generations to come together and celebrate a milestone event. The downstairs layout worked particularly well for elderly parents using walkers, and the kids loved the games room and activities, especially toasting marshmallows around the fire pit. There’s so much to enjoy across the property and our only regret was not staying longer. Scott was extremely responsive throughout and quick to arrange a repair when we reported an issue during our stay. We would absolutely stay again and highly recommend it to others.

This place is a must stay for any group or family. It has a bit of everything for everyone and the location is surreal. Scott was also incredibly accomodating to our needs and I could not give him higher praise for the way the house presented itself and how he helped us with any issues that arose. Four nights in paradise
The house itself is in a prime location. Everything you need is a stones throw away. Great place for large families or groups in general. Australia day public holiday long weekend was expensive but worth every cent. Highly recommend. An Incredible Stay!
It is easy to rate this house 5 stars. An incredibly well looked after, and modern beach house that is perfectly located between shops, the bowls club and the beach. A lot of thought has gone into making this house feel like the perfect holiday home. We had 17 adults sleeping in the house, so we had access to both upstairs and downstairs. Each bed was comfortable and the rooms were spacious, there is air con in each room so nobody was uncomfortable at night. What really stood out was how fun the property felt - the spa's, sauna and arcade room all worked well with no issue and provided us with an awesome time. The deck provided an excellent gathering space and the view out to the both the ocean at the front and wetlands out the back was great. The hosts are very positive and provided outstanding communication with me when I needed to speak with them. 10/10 would stay here again.

Property catered from young to old very well. Parents could relax and feel safe to let kids play as there was trampoline and play equipment with locked gates. Adults enjoyed their quite time and own time and space was great for our extended family trip.

Christmas Party at the Coast
This house was fantastic! We held a work Christmas party here for 20 people for two nights. The house was comfortable for everyone and had everything we needed. Great location across the road from the beach with a very cool playground and very scenic walking/running track at the end of the beach along the coast. Conveniently located near a foodworks, restaurant and takeaway. Everything at the house was exactly as described, clean, great condition, good instructions and communication with the managers of the property even returning a phone call at 7pm at night to answer a question for us. They were lovely to deal with during the booking process and while staying at the house. We made use of all the facilities including sauna, spa and games room. Nice big entertaining undercover decks near the bbq and pizza oven where we could see the outdoor TV and watch the cricket during the day and we also used the screen for a trivia night one night. This would be a great house for a group of friends, an extended family or work group and there was also lots of activities for kids and adults. Highly recommend this property and we would definitely book again! Thanks for a great weekend!

We stayed as a group of 12 and hired the entire house for our grandma's bday and had an awesome time. Even though the weather wasn't the best, the house was so big and well set up that it really didn't matter. The kids were constantly entertained with the games room, toys, and all the extra activities provided - huge bonus! We made great use of the spas and sauna and the new verandah was perfect for hosting a big family lunch. Being able to bring our pets along made the stay even better. The location was fantastic - right across from the beach and a park, and having the shops just across the road was very convenient for grabbing anything we needed. We do large family getaways each year, and this place was one of the best we've stayed in. We'll definitely be back! The house had everything we could have asked for and felt really comfortable for our whole group. Highly recommend it for families or bigger groups looking for a spacious, relaxing getaway in a quiet coastal town.

Perfect holiday package for big families or groups
A house with all amenities and facilities to entertain kids, youngsters and adults. Close to the beach, playground and park. A lot of resources for kids to enjoy including big trampoline, game activities, arcade etc. Spa and Sauna is an excellent option to relax and the house has a large deck where to sit back and enjoy the nature. The kitchen equipped with coffee machines and all the necessary utensils to use including BBQ in the backyard. Even its pets friendly, the property was exceptionally clean and tidy. Highly recommendable and will return again.

My family and I, grandparents, parents, teenagers and little kids all had a great stay. Facilities were great, with lots of special touches, like the sauna and jacuzzi, and games room and an endless supply of wood for the fireplace. We used the bbq every day, and my brothers were even tempted to use the smoker. Perfect location, shops, beach and playground literally across the road. Scott was super helpful and responsive. Would highly recommend.

We had our family reunion on the Anzac long weekend. This stunning property offers everything you need and so much more. With 3 family’s staying at sky’s 2 story beach house there is room to comfortably sleep 16. Spacious living areas. Luxurious bedding, furnishings & Top of the range appliances. The Delonghi coffee machine brews the perfect barista made coffee every time with a simple press of a button which you can enjoy on the large front deck or down on the sunny deck by the 2 fire pits. The BBQ & entertainment area is set with enough seating for everyone to enjoy. As I was Cooking up a storm my family enjoyed relaxing in the Sauna & Spa’s watching YouTube in the perfect out door entertainment area. The little cousins jumped on the trampoline shooting hoops & played on the massive swing set until the sun set. Then there is the games room. What can I say hrs & hrs of fun was had versing the big cousins, Auntys & Uncles on the 2 player Daytona giving us 80’s babies massive nostalgia. Street fighter was a massive hit again bringing the competitive nature out in all the cousins young and old. After a high pressure hot massage jet shower & jumping into the massive king size bed that felt like I was sleeping on a fluffy cloud, Beautiful bedding & linen of very high quality you’re ready to start the next day of fun, relaxation & adventure. Big breakfast cooking on the flat top bbq, spa is bubbling & the family ready to enjoy another day in this beautiful property. I stayed at Skyes Beach House with my husband and all of his siblings and parents. Everyone had a great time. There was lots of space and the amenities were amazing. The kids loved the swing set and trampoline and spent most of their time outside. The adults all enjoyed the spas and saunas! The spa was where the most time was spent, watching the rugby or kids playing. The arcade room was very cool, with lots of competitiveness coming out. Skyes Beach House was such a fun get away! It is indeed “the entertainer” accommodation. We spend our Christmas getaway in Scott’s place with kids and despite of the rain, we definitely enjoyed our stay. There are so much things to do indoor, there are plenty of games not just for adults but for kids as well. It is an excellent place for families with kids. The beach is only 2mins walk, there’s grocery at the front and shaded bbq place at the back. And most of all, Scott is only a call away, he is very accomodating and reassuring.

Amazing family friendly location. Skyes Beach Home hosted by Scott was a wonderful place to stay. The house was everything description suggested and Scott was very accommodating and responsive to any queries or questions we had during our stay. The location of Skye's Beach was a great location with Park newly installed across the road along with very friendly shops and Cafes. We had a beautiful family reunion with our family. We booked the whole house for the weekend. Everyone was comfortable as both upstairs and downstairs have great beds, living areas and kitchen. We loved the availability of great heating, wifi, smart tvs and games room. Hubby fell in love with the bbq set up and enjoyed using it to cook for the family. We sat around the fire pit admiring nature and privacy surrounding the home. We all felt at home and would love to return. Across the road is the beach, shops and a nice restaurant.

We had a wonderful four-generations family reunion at Scott's place. Although the surrounding area is amazing, we could not go anywhere as the weather was awful. This turned out to be even better for us as we spent a lot of time in the house together & I should say the house had everything we needed & none of us got bored. Our 5 young people spent a lot of time in the games area and we all joined them from time to time. There were 11 of us, adults, one 15 months old toddler and our kelpie Grace. The instructions for the house were great and the communication with Scott was effortless. We all thoroughly enjoyed our stay at his place & would reccommend it to anyone visiting the area.

Such a convenient location, just metres away from the shops and the beach. We just loved this wonderful and welcoming accommodation. The backyard was very dog and kid friendly and encouraged outdoor hangouts. Hours of entertainment using the swing set, outdoor fire pit, pizza wood fire oven and the games room. Fantastic location across the road from lovely beach and shops. The indoor living areas were not as big as photos suggested but great for our group of 7, and there were two excellent outdoor areas for larger gatherings. The house was divided in to two fully self contained living spaces with access via an external staircase, which would work well for larger groups. Very comfortable.

Our entire family had a great week at Skyes house. 15 of us in total! Loved the smoker and we cooked up a brisket feast one night which we bought from the very convenient butcher across the road. Scott was quick to respond to any queries and was very helpful.

The external staircase to get to the top floor was slightly problematic with the wet weather we experienced, but the place was in a perfect position to the beach and rock pools, supermarket was very convenient and the place was perfect to accommodate all our families. Skye's Beach House was well-suited for 3 families on an annual weekend away. The place was very clean and check-in was extremely easy. The beds were comfortable and the kitchen was well kitted out. While the house is on a busy road, it was enjoyable people watching from the balcony. It also had ocean views and it was easy access to the beach and other amenities. It was lovely to sit on the balcony and watch the world go by, walk to the beach for a quick dip and take the dogs for an evening stroll. We’re excited to host you and want to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.
Important Information
- Rental Agreement: By attending the property, you agree to the terms outlined in the short-term rental agreement, which will be sent for Signing.
- Location Note: This property is on a private road near a coastal main road, which may result in some daytime road noise.
- Beach House Layout: As a traditional beach house, the upstairs and downstairs areas are accessible only via external side stairs.
- Identification Verification: Booker must complete ID verification and provide a photo of their ID and a selfie on OnBooking.
- Minut Sensors: Minut sensors are installed inside and outside the property. They are not cameras and do not record conversations or sound. They monitor noise/decibel levels, occupancy levels, and odour/air quality.
- Guest Numbers: The number of guests at the property must strictly match the number of guests shown on the booking at all times. If occupancy exceeds the number of guests confirmed on the booking, a $200 charge per unapproved guest will apply.
- Bedding, Linen and Towel Use: To make the property more affordable for bookings under the full 20-guest rate, pricing is based on guest numbers. If your booking is for fewer than 13 guests, only the bedding, linen and towels needed for the number of guests booked should be used. Use of additional bedding, linen or towels will incur a $60 fee per bed.
- The property does have a security deposit of $500. This is collected 2 days before your booking and returned 3 days after.
Booking Rules
To maintain a welcoming and safe environment, please follow these guidelines:
Booking Details
- The person booking must be part of the travelling party. Where a business books on behalf of their workers, we request that the worker in charge be added to the booking.
- Provide ID verification, a profile photo, and a short description of your stay when booking.
- All guests, including children and infants, must be included on the booking. No unregistered guests are permitted to attend or stay at the property at any time.
- If you would like to add extra guests before your stay, this must be arranged through the platform you booked with or directly with us before arrival.
- For long weekends - A minimum 3-night stay is required for all long weekends. For 4 day long weekends - Bookings must include the long weekend period in order (e.g., Friday to Monday or extended long weekends such as Thursday to Saturday/Thursday to Sunday).
Minut Sensor
- Adding Extra Guests: If you would like to add extra guests before your stay, this must be arranged before arrival. A $60 fee per additional guest applies, which covers linen and towels.
- Unapproved Guests: If extra guests are found at the property without prior approval, a $200 charge per unapproved guest will apply and may result in immediate eviction without refund.
- Noise Monitoring: Quiet hours are from 10:00 PM to 8:00 AM. If noise or occupancy levels become unreasonable after 10:00 PM, Minut will send an automated message during your stay. 3 messages for noise will result in immediate eviction with no refund.
- Smoking, Drugs and Strong Odours: Smoking, illegal drugs, and strong aromatic foods are not permitted where they create unreasonable odours at the property. Please note that Minut sensors monitor air quality and may pick up smoke, drug odours, and strong food smells.
- Any tampering with, covering, removing, disconnecting, or interfering with a Minut sensor during your stay will result in immediate eviction with no refund.
Check-In and Check-Out Procedure
- Conduct a walkthrough upon arrival and report any damage or issues immediately. Unreported damages will be deemed the guest's responsibility at the end of the stay.
- Check-in time is 3:00 PM. During peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
- Check-Out Time: 10:00 AM. Late check-out must be requested in advance and approved by us in writing. Without approval, $200 is charged for the first hour, and staying more than an hour past check-out is charged as an extra night.
- Lost Items: If you leave items behind, we can mail them back for a small fee.
Cancellations & Insurance
- The cancellation policy is strict. We recommend securing travel insurance to protect yourself in the event of a cancellation.
House Rules
To ensure an enjoyable experience for everyone, please adhere to the following:
Noise & Respect for Neighbours
- Quiet hours are from 10:00 PM to 8:00 AM. Avoid excessive noise and disturbances to neighbours.
- Parking: please use the driveway or the front grass at the front of the house, never in front of the neighbours' properties or on their lawns.
Cleanliness & Damage
- Report any unsatisfactory cleaning or issues on arrival so we can address them promptly.
- Guests are responsible for damages caused during their stay.
- The Guest must give us 24 hours, as well as reasonable access to the property, to fix any damage or attend to uncleaned reports. Please send photos with your report, or we can't act on it.
Hair Bleach, Fake Tans, and Product Use
- Product Restrictions: The use of hair bleach, fake tans, or any similar products that may stain or damage property is strictly prohibited on the premises. These products can permanently damage bedding, towels, and other fabrics.
- Damage Responsibility: If hair bleach, fake tan, or any such products are used on the property and result in damage to towels, bedding, or other fabrics, the guest will be held responsible for the cost of repair or replacement.
- Reimbursement for Damages: In the event of damage, you will be asked to reimburse the cost of any items that need to be replaced or cleaned due to these products.
Smoking
- Smoking and vaping (including e-cigarettes) are not allowed inside, on the balconies or near the property. Any breach will result in cleaning and deodorisation charges.
Pets
- Up to two dogs are welcome on any booking, by approval. See the pet rules in the house manual.
- Pick up after your pet straight away, and before check-out. Pet waste left behind is charged at $250.
Prohibited Activities
- No parties, schoolies, or large events are permitted. Violations may result in eviction with a $1,000 fine and forfeiture of your damage deposit.
- Illegal substances are strictly prohibited.
- No candles or open flames inside. Fire is only allowed in the fire pits, BBQ, smoker and pizza oven, as set out under Outdoor Features.
Utilities
- Be respectful of Power, turn off lights, AC, and appliances when leaving the property.
- Fast Wi-Fi is provided. If it drops out, the modem is downstairs, just above the kitchen: turn it off at the power point, wait 30 seconds and turn it back on. Staying upstairs only? Message us and we'll sort it out.
Cooking Restrictions
- No cooking fish or strongly spiced food inside: please use the BBQ outside for those. A $200 cleaning fee applies for odour removal.
Coffee Machine Use
- Please do not put instant coffee in the coffee machines.
- Do not disassemble the coffee machines under any circumstances.
- In the event the main coffee machine is out of use due to guest damage, a spare pod machine will be installed in its place.
Keys and Alarm
- Lost or damaged keys: guests are responsible for the locksmith's labour and parts to replace them.
- Before check-out, put every key back in its lockbox and set the alarm on the touch keypad as you leave, to avoid additional charges.
Checkout Guidelines
Guests must leave the house in a reasonably clean condition
- Ensure all kids' games are packed up and put away neatly.
- Return any decor or furniture to its original place.
- Any unplugged electrical items, such as the TV, soundbar, or bedside lamps, must be plugged back in before departure.
- Ensure all cookware, cutlery, glasses, and plates are appropriately placed on the correct floors. These items have been colour-coded for easy identification where possible.
- The games room is packed away with everything in its appropriate location.
- Dispose of excessive rubbish appropriately. Please take the excessive rubbish with you.
Please note: Failure to leave the house in a reasonable and respectful way may forfeit your damage deposit.
Outdoor Features
1. Sauna
- Towels: Guests must use dry towels to sit on in the sauna for hygiene purposes.
- Time Limits: Time limits will be based on individual comfort. It is your responsibility to determine what you can safely tolerate.
- Max Capacity: Follow the maximum capacity guidelines for your safety.
- No Glass or Metal Drink Containers: Drinks are allowed in plastic containers only, for safety.
- Pregnancy & Health Concerns: If you are pregnant or have any health conditions, please refrain from using the sauna.
- Supervision: Under no circumstances is anyone under the age of 18 allowed in the sauna without direct adult supervision. Those under the age of 12 are prohibited from entering the sauna for safety.
- Turn Off: Please ensure the sauna is turned off after use.
2. Spas
- To save power, the right spa is always ready to use. For the left spa, tell us 24 hours before and we'll heat it to your temperature.
- Shower Before Use: You must shower with soap before using the spa. Fake tans, oils, lotions, and any other substances can dirty the spa and impact its cleanliness and functionality.
- Time Limits: Time limits will be based on individual comfort. It is your responsibility to determine what you can safely tolerate.
- Max Capacity: Right dark blue spa: Max capacity is 6 people. Left blue spa: Max capacity is 5 people.
- No Glass & No Food: Drinks are allowed, but please ensure they are in non-glass containers for safety. No food is allowed in or around the spa.
- Spa Cover: After each use, please ensure the cover is put back on the spa. This helps the spa heat up and prevents it from cooling down.
- Responsibility for Damage: If the spa is damaged in any way, the guest will be responsible for the repair or replacement costs.
- Maintenance Costs: If the spa is left in an unreasonable condition after use and requires a technician to be called for maintenance, the guest will be responsible for all associated maintenance costs.
- Pregnancy & Health Concerns: If you are pregnant or have any health conditions, please refrain from using the spa.
- Supervision: Under no circumstances is anyone under the age of 18 allowed in the spa without direct adult supervision. Under 12 is prohibited.
- Sanitiser: Every time you leave the spa, the guest must add sanitiser as directed in the house manual.
- Turn Off: The spa is turned off after every use, and under no circumstances is it left uncovered overnight.
3. BBQ, Smoker, & Pizza Oven
- Clean after use. If the BBQ, smoker or pizza oven is left uncleaned, a $100 cleaning fee applies. If you'd rather not clean it, tell us before you leave and a $60 cleaning fee applies instead.
- Gas bottles: We supply gas bottles. If you find a gas bottle empty, please swap it for a full one at FoodWorks across the road, send us the receipt, and we will refund you.
- Smoker Pellets: Please advise beforehand if you intend to use the smoker, to confirm that pellets are refilled. Do not cook directly on the Grill.
4. Fire Pits
- Bio-ethanol firepit - Use only the fuels we supply. Bioethanol fuel must be purchased for use. To ensure fuel is available, please contact us at least one week before your booking.
- Backyard Firepit - Do not remove sand or rocks from the firepit area. Do not leave it unattended overnight as the area is bushfire-prone. We supply wood for the fire pit.
5. Games Room
- Adult Supervision at all times, and we ask adults to make sure children handle games carefully and properly. The storeroom is off-limits.
- All guests must read the house manual before entering the games room.
- We require a message to be sent to us confirming you have read the game room rules, as well as all your other guests.
- Any Damage in this room, and you will be held completely liable for repairs or replacement.
- Kids under the age of 12 must be supervised at all times in the games room.
- The games room is not an area of living and does have CCTV to protect the equipment and security of the property.
6. Trampoline & Swings
- Use at your own risk; we accept no liability in the event of an injury. Shoes are not allowed on the trampoline.
7. EV charger
- We provide an EV charger at the property. It's set to a slow charge during solar hours, and charging is free between 12 am and 6 am. For $25 a day, we can turn it up to full speed.
- Please let us know in advance, as the EV charger is off unless activated.
Safety & Security
- Alarm System: Instructions will be provided for easy use during your stay.
- CCTV: Cameras are installed for security on the property and your safety. Tampering with them will result in a $200 fee, plus technician costs. CCTV is installed on the outside of the property and in the games room.
- Children: Upstairs balcony railings are horizontal and easily climbable. Parents must supervise toddlers and young children.
Security Deposit (Damage & Respect Deposit)
- A security deposit applies to all bookings. ($500)
- Our goal is not to take it. We ask guests to treat the home with the same care and respect they would their own. If you do, the deposit is returned in full.
- Accidental damage must be reported immediately. We understand accidents happen, and when damage is reported promptly, we’ll assess it fairly.
- Unreported damage discovered after checkout will be charged against the security deposit, and you remain liable for any repair or replacement costs above it.
Spa Misuse – $500 Spa Recovery Charge - If any spa is left dirty, cloudy, foamy or contaminated, is left uncovered, or needs draining, refilling, rebalancing or a technician because of misuse, a $500 spa recovery charge applies (rental agreement 19.4). It is taken from the security deposit, plus any higher reasonable cost.
This includes, but is not limited to
- Murky or cloudy water
- External rubbish, waste, or foreign objects in the spa
- Chemical imbalance or excessive foaming caused by misuse
- Failure to shower or rinse before entering the spa
- Entering the spa with fake tan, oils, lotions, sunscreen, perfumes, or similar products
- Food or drink contamination
- Damage to spa equipment, filters, covers, or surfaces
- Any situation where the spa must be drained, refilled, or professionally remediated due to guest use
Odour remediation (including ozone treatment and additional remediation time): the reasonable cost is charged against the security deposit, in part or in full, and you remain liable for any cost above it. This includes:
- Fish smells
- Unreasonable smells left in fridges/freezers
- Strong spice or aromatic cooking smells
- Smoke, vapour, pet, or bodily odours that linger after checkout
- Smells can't be photographed, so we rely on our cleaners' and contractors' reports for odour-related deductions.
Security Deposit Deductions & Guest Liability - The Security Deposit may be applied in part or in full toward costs arising from guest damage or breaches of the house rules. The deposit is not a cap on liability. This includes, but is not limited to:
- Damage to the property, furnishings, fixtures, linen, towels, equipment, or amenities
- Missing items or unauthorised removal of property items
- Excess cleaning or leaving the property in a disrespectful condition
- Excess rubbish not disposed of correctly or requiring additional removal
- If the cost to repair, replace, or remediate exceeds the Security Deposit, the guest remains fully liable for the balance.
- If the cost is less than the Security Deposit, only the required amount will be deducted.
8. Accommodation Options
- Full House – Both upstairs and downstairs included. Sleeps up to 20 guests.
- Full House (Upstairs Accommodation Only) – Full property and outdoor areas, sleeping quarters upstairs only. Sleeps up to 14 guests.
- Full House (Downstairs Accommodation Only) – Full property and outdoor areas, sleeping quarters downstairs only. Sleeps up to 6 guests.
9. Upgrade Rules
Downstairs Only Bookings
- Before your stay only - You may switch to Upstairs Only (pay the difference in cleaning fee).
- During your stay - Add Upstairs anytime during your stay (have both levels, pay the cleaning fee for upstairs).
Upstairs Only Bookings
- Before your stay, you cannot downgrade to downstairs.
- During your stay - Add Downstairs at any time during your stay (have both levels, pay the cleaning fee for downstairs).
Ongoing Improvements
Our property is always being updated and improved, with new additions regularly introduced to enhance your stay. However, when guests do not respect the property or cause damage to amenities, furniture, or other features, it slows down our ability to make these improvements.
