We’re excited to host you and want to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.
Important Information
- Rental Agreement: By attending the property, you agree to the terms outlined in the short-term rental agreement, which will be sent for signing.
- Location Note: This property is on Duke Street, off Scarborough Beach Road.
- Arriving: Unit 151B is at the end of a shared driveway. Please drive straight down the driveway to the garage. Do not stop, park or drop off in the driveway, as this blocks our front neighbour's access. Rideshare drivers can't stop in the driveway, so please ask them to drop you on Duke Street.
- Registration: This property is registered on the WA Short-Term Rental Accommodation Register, STRA6019N8N0QOVK.
- Identification Verification: Booker must complete ID verification and provide a photo of their ID and a selfie on booking.
Booking Rules
To maintain a welcoming and safe environment, please follow these guidelines:
Booking Details
- The person booking must be part of the travelling party. Where a business books on behalf of their workers, we request that the worker in charge be added to the booking.
- All guests, including children and infants, must be included in the booking. No unregistered guests are allowed.
- Provide ID verification, a profile photo, and a short description of your stay when booking.
- If you would like to add extra guests before your stay, this must be arranged through the platform you booked with or directly with us before arrival.
- Conduct a walkthrough upon arrival and report any damage or issues immediately. Unreported damages will be deemed the guest’s responsibility at the end of the stay.
- Check-in time is 3:00 PM. During peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
- Check-out time is 10:00 AM. Late check-outs must be arranged 72 hours in advance to avoid additional charges.
- Lost Items: If you leave items behind, we can mail them back for a small fee.
Cancellations & Insurance
- The cancellation policy is strict. We recommend securing travel insurance to protect yourself in the event of a cancellation.
House Rules
To ensure an enjoyable experience for everyone, please adhere to the following:
Noise & Respect for Neighbours
- Quiet hours are from 10:00 PM to 8:00 AM. Avoid excessive noise and disturbances to neighbours.
- Neighbours are close by, so please keep voices and music low in the courtyards and spa area at all times.
Parking Policy — Strictly Enforced
- A maximum of two (2) vehicles are permitted on the property at any time.
- One (1) vehicle must be parked inside the garage.
- One (1) additional vehicle may be parked directly in front of the garage.
- Parking on the street, nature strip, or in any other location is not permitted.
- This policy is non-negotiable and is in place to maintain good relationships with our neighbours and comply with local requirements.
- Any complaints received from neighbours regarding guest parking, or any breach of this parking policy, may result in immediate cancellation of the reservation without refund.
- Guests may also be required to vacate the property immediately.
Cleanliness & Damage
- Report any unsatisfactory cleaning or issues on arrival so we can address them promptly.
- Guests are responsible for damages caused during their stay.
- The Guest must give us 24 hours, as well as reasonable access to the property, to fix any damage or attend to uncleaned reports. Please provide photos for our reference, or the report may be dismissed.
Long-Term Stays & Mid-Stay Cleaning
- For stays longer than 14 days, a mid-stay clean is required. The cost for each mid-stay clean is $350.
- For monthly bookings, a clean is required every 14 days during the stay.
- During the scheduled clean, guests are required to vacate the areas being cleaned for safety reasons.
- The mid-stay clean is a basic maintenance clean, which includes changing the bed linens and refreshing key areas of the property.
Hair Bleach, Fake Tans, and Product Use
- Product Restrictions: The use of hair bleach, fake tans, or any similar products that may stain or damage property is strictly prohibited on the premises. These products can permanently damage bedding, towels, and other fabrics.
- Damage Responsibility: If hair bleach, fake tan, or any such products are used on the property and result in damage to towels, bedding, or other fabrics, the guest will be held responsible for the cost of repair or replacement.
- Reimbursement for Damages: In the event of damage, you will be asked to reimburse the cost of any items that need to be replaced or cleaned due to these products.
Smoking
- Smoking is prohibited inside, on the balcony, or near the property. Any violation will result in cleaning and deodorisation charges.
Pets
- Up to two small or medium dogs are welcome on any booking, by approval. See the pet rules in the house manual.
- Pet faeces must be cleaned up after your stay.
- Dogs are welcome inside and outside, but not on beds or furniture, and must not be left alone barking.
Prohibited Activities
- No parties, schoolies, or large events are permitted. Violations may result in eviction and a $1,000 fine.
- Illegal substances and open flames are strictly prohibited.
Utilities
- Be respectful of power. Turn off lights, AC, and appliances when leaving the property.
- Fast WiFi is provided but may be unstable.
- Bins: Monday is bin day. If your stay includes a Sunday night, please put both bins out by the kerb on Sunday evening and close the lids firmly so rubbish can't blow onto the street.
Cooking Restrictions
- Avoid cooking with strong aromatic or spiced ingredients that may leave lingering odours. A $500 odour removal fee applies.
Keys
- Lost or damaged keys: Guests are responsible for the labour and parts costs incurred if a locksmith is required to replace lost or damaged keys.
- All keys must be returned to their original spots before check-out to avoid additional charges.
Checkout Guidelines
Guests must leave the house in a reasonably clean condition
- Ensure all kids’ games are packed up and put away neatly.
- Return any decor or furniture to its original place.
- Any unplugged electrical items, such as the TV, soundbar, or bedside lamps, must be plugged back in before departure.
- Dispose of excessive rubbish appropriately. Please take the excessive rubbish with you.
Outdoor Features
Sauna
- Towels: Guests must use dry towels to sit on in the sauna for hygiene purposes.
- Time Limits: Time limits will be based on individual comfort. It is your responsibility to determine what you can safely tolerate.
- Max Capacity: Follow the maximum capacity guidelines for your safety.
- No Glass or Metal Drink Containers: Drinks are allowed, but please ensure they are in non-glass or non-metal containers for safety.
- Pregnancy & Health Concerns: If you are pregnant or have any health conditions, please refrain from using the sauna.
- Supervision: Under no circumstances is anyone under the age of 18 allowed in the sauna without direct adult supervision. Those under the age of 12 are prohibited from entering the sauna for safety.
- Turn Off: Please ensure the sauna is turned off after use.
Spas
- Shower Before Use: You must shower with soap before using the spa. Fake tans, oils, lotions, and any other substances can dirty the spa and impact its cleanliness and functionality.
- Time Limits: Time limits will be based on individual comfort. It is your responsibility to determine what you can safely tolerate.
- Max Capacity: Max capacity is 5 people.
- Hours: The spa may be used between 8:00 AM and 8:00 PM, out of respect for our neighbours.
- No Glass & No Food: Drinks are allowed, but please ensure they are in non-glass containers for safety. No food is allowed in or around the spa.
- Spa Cover: After each use, please ensure the cover is put back on the spa. This helps the spa heat up and prevents it from cooling down.
- Responsibility for Damage: If the spa is damaged in any way, the guest will be responsible for the repair or replacement costs.
- Maintenance Costs: If the spa is left in an unreasonable condition after use and requires a technician to be called for maintenance, the guest will be responsible for all associated maintenance costs.
- Pregnancy & Health Concerns: If you are pregnant or have any health conditions, please refrain from using the spa.
- Supervision: Under no circumstances is anyone under the age of 18 allowed in the spa without direct adult supervision. Children under 12 are prohibited.
- Sanitiser: Every time you leave the spa, the guest must add sanitiser as directed in the house manual.
- Turn Off: The spa must be turned off after every use and must not be left uncovered overnight under any circumstances.
BBQ & Smoker
- Clean after use. A $250 fee applies for uncleaned equipment.
- Charcoal BBQ: Please bring your own charcoal. Smoking pellets are supplied for the electric smoker BBQ.
Spa Misuse — Will result in a $250 fee
If the spa is left in an unreasonable, unsanitary, damaged, or contaminated condition for any reason caused by guest use or misuse, a $250 spa remediation fee applies, plus any repair costs.

- Murky or cloudy water.
- External rubbish, waste, or foreign objects in the spa.
- Chemical imbalance or excessive foaming caused by misuse.
- Failure to shower or rinse before entering the spa.
- Entering the spa with fake tan, oils, lotions, sunscreen, perfumes, or similar products.
- Food or drink contamination.
- Damage to spa equipment, filters, covers, or surfaces.
- Any situation where the spa must be drained, refilled, or professionally remediated due to guest use.
Odour Remediation
Odour remediation may be required, including ozone treatment and additional remediation time. This includes:
- Fish smells.
- Unreasonable smells left in fridges/freezers.
- Strong spice or aromatic cooking smells.
- Smoke, vapour, pet, or bodily odours that linger after checkout.
- Please note: Smells cannot be photographed, and we cannot provide photos for odour-related deductions.
- For full forfeiture events, this is a pre-agreed fixed charge, and invoices will not be provided.
Security Devices
- Outdoor security cameras and a video doorbell cover the outside of the home only. There are no cameras inside the home.
- A noise sensor monitors noise levels only. It does not record audio.
Ongoing Improvements
Our property is always being updated and improved, with new additions regularly introduced to enhance your stay. However, when guests do not respect the property or cause damage to amenities, furniture, or other features, it slows down our ability to make these improvements.
