Reading it as a short-stay buyer
  • Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
  • A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
  • Days on market shows how quickly you could sell. Fewer days means an easier exit.

The number an Airbnb has to beat

Long-term rent is your fallback

A 3-bedroom house in Albany rents for $23,400 to $49,400 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.

Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

Rules that change what you should buy

Albany short-stay rules for buyers

Taken from the same verified rules as our Albany management page, checked against official sources on 31 July 2026. We build the approval strategy into the purchase.

Open a question for the detail and the official source

The current state, council and property checks, with official sources. Tap a topic to open it.

01Owner checksOwnership, finance, insurance and authority to operate
  • Confirm ownership, finance, insurance and authority to operate the property as short-term accommodation.
02Do I need a Western Australia Airbnb registration or listing number?YES

Hosted and unhosted residential STRA must be registered on the Western Australian STRA Register before advertising or taking bookings.

  • Initial registration fee: $250
  • Annual renewal fee: $100
  • Registration term: 12 months
  • The registration number must appear in applicable advertising

Official sources: Western Australian Government — registration and fees

03Is there a Western Australia short-stay levy or tax?$250, then $100 a year

No dedicated statewide Western Australian short-stay levy has been identified.

Official sources: Western Australian Government — registration and fees

04Are there different rules for hosted and unhosted Airbnbs?YES

HOSTED AIRBNB

Hosted STRA is development-approval exempt throughout Western Australia, but must still be registered.

UNHOSTED AIRBNB

In Perth metropolitan local governments, unhosted STRA can use a development-approval exemption for up to 90 non-consecutive nights in the registration year when the conditions are met. Development approval is required before operating above that threshold.

Outside Perth metropolitan local governments, including Peel, the local planning scheme determines the unhosted approval pathway.

Any council-specific approval or operating requirement belongs under the council-level section.

Official sources: Western Australian Government — registration and fees

05Is there a minimum stay or annual night cap?NO

WESTERN AUSTRALIA LEVEL

NO — THE 90-NIGHT FIGURE IS NOT AN OPERATING CAP

Western Australia does not impose a statewide annual Airbnb letting cap.

  • The Perth 90-night rule is a development-approval exemption threshold
  • Operation above 90 nights can continue where the required approval is obtained
  • No universal WA minimum number of nights per booking has been identified
  • A council approval or endorsed management plan can impose property-specific stay conditions

CITY OF ALBANY LEVEL

NO

No published City of Albany rule has been identified that imposes a universal Airbnb-specific minimum stay or annual booking-night cap on ordinary private residential properties. Property-specific approvals can still impose conditions.

Any minimum rental periods applying to council-owned accommodation, staff housing, campsites or other authority-provided accommodation are service conditions. They are not private Airbnb restrictions.

Official sources: Western Australian Government — registration and fees

06Do I need City of Albany approval or a DA?YES

HOSTED: no DA statewide. UNHOSTED: council/address check required because regional/Peel LGAs control the DA pathway. Common change-of-use base $295 plus local/advertising extras. Approval can vary.

City of Albany checks:

  • Check — Hosted or unhosted treatment: Hosted STRA is DA-exempt statewide.
  • Check — Guest limit: Unhosted STRA is defined as accommodating no more than 12 people per night.
  • No — Parking plan or condition: No single WA-wide STRA parking number.
  • No — Noise management: No WA-wide noise-monitor mandate.
  • Check — Property or management plan: Not required by the state for every exempt property.
  • No — Neighbour notification or contact: No WA-wide ongoing neighbour-contact rule.
  • No — Waste plan: No universal WA STRA waste plan.
  • Check — Fire or evacuation requirements: NCC/building requirements apply.

General noise, nuisance, parking, building, fire, strata, title, lease and insurance requirements still apply even when there is no blanket authority approval.

Official sources: Western Australian Government — registration and fees

07Is there a City of Albany Airbnb development-application fee?YES

A development-application fee applies when the property requires a DA, but it is not a universal fee charged to every Airbnb owner.

COMMON STATUTORY CHANGE-OF-USE BASE — $295. Advertising/referral and council-specific charges may be added. Retrospective approval commonly adds twice the ordinary fee, producing three times the ordinary application fee.

Official sources: Western Australian Government — registration and fees

08Do I need a City of Albany registration or permit number?NO

City of Albany does not have a published Airbnb-specific registration or permit-number scheme separate from any state or territory requirement and from a property-specific development approval.

Official sources: Western Australian Government — registration and fees

09Does City of Albany charge an Airbnb registration or renewal fee?NO

No published City of Albany Airbnb-specific registration, listing, annual renewal, inspection or operating-permit fee has been identified. General authority fees unrelated to Airbnb must not be displayed as short-stay fees.

Official sources: Western Australian Government — registration and fees

10Is there a City of Albany short-stay levy or tax?NO

No City of Albany tax or levy specifically charged on Airbnb or short-stay bookings has been identified.

This is separate from the state or territory levy answer under number 03.

Payment plans

Pay your Airbnb buyers agent fee monthly, not all at once

A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.

  • Pay at settlement

Nothing more until you buy. The balance is paid at settlement, with nothing added.

  • 3 months, interest-free

Split the balance into three monthly payments, with no interest at any point.

  • 12, 24 or 36 months

Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.

  • Pay it off early, any time

Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.

  • Worked out on the price you pay

Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.

  • More cash to set the home up

Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.

Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Common questions

Buying an Airbnb in Albany: questions buyers ask

Can I run an Airbnb in Albany, Middleton Beach or Emu Point?

Yes, if the property is registered on the WA STRA Register and meets the City of Albany’s planning requirements. Hosted stays no longer need City development approval. For unhosted homes outside Perth, the local government decides the approval requirements, and the City’s Holiday Accommodation policy sets out a management plan, parking and a 12-guest limit.

Which Albany suburbs have the most sales?

Over the last 12 months Stash recorded 56 sales in Bayonet Head, 50 in Spencer Park, 47 in McKail, 39 in Yakamia and 34 in Mira Mar. Beachside Middleton Beach and Emu Point had fewer sales and higher prices, with 3-bedroom houses at $1,900,000 and $1,350,000 from small samples.

What does an Airbnb earn in Albany?

We don’t publish a single earnings figure, because results vary widely with the property, its distance to the beaches and the season. WTP runs a property-level revenue check using live booking data for comparable homes before you buy.

Does a buyer’s agent need a licence to buy for me in Western Australia?

Buyer’s agents must be licensed in the state where they act. WTP is licensed in Queensland and New South Wales; in Western Australia we act through licensed partners, so every purchase is handled under the right licence.

What does Wealth Through Property charge?

WTP’s buyer’s agent fees and what each service includes are set out on the Airbnb Buyer’s Agent page (https://wealth-through-property.com.au/airbnb-buyers-agent/). We confirm the fee in writing before any work starts.

What if short-term letting doesn’t work out?

The long-term rental market is a strong fallback. 3-bedroom houses leased at a median of $700 a week in Bayonet Head, $600 in Spencer Park and $650 in McKail, and Stash put house vacancy at 0.2% in Bayonet Head and 0.4% in Spencer Park.
